Housing today is more than just shelter—it’s a space for community, growth, and innovation. As urban needs evolve, this conceptualization redefines living by blending shared resources, flexible spaces, and sustainable design.
It’s not just about homes; it’s about creating thriving, collaborative communities that empower residents and enhance quality of life.

Housing deficiency is one aspect of the housing problem. This quantitative measure should not conceal the fact that living in an unfit dwelling reduces the quality of life and is emotionally draining. Today's life imposes various pressures and places different demands on varied sectors or age groups in society. For that reason, the housing requirements of modern young families are vastly different than those of typical families in traditional culture. Similarly, students and young professionals, skilled workers, the elderly, vulnerable groups and other categories require specific space arrangements and facilitation.
On the other hand, investment in housing is often thought of as a service to the society. On the contrary, this project argues that housing development may be looked at as a tool for social and economic development.
Faceone's Approach towards the Project
Arising from the understanding that individual housing projects are very demanding and low paying, it is though that greater emphasis should be placed on institutional housing compounds.
The project, being replicable, can be implemented in different locations. Due variations, therefore, will be necessary, commensurate with each specific project, location, mix of tenants, their preferences, the given context and the allocated plot of land. The project components are open for additions and innovative extensions. They may include varied social, cultural, educational, entertainment, sport and business facilities. They may also allow for hobbies and special skills by providing spaces for different workshops, production studios, urban farming and others.
Special considerations
Current day challenges stipulate that all urban developments should strictly abide to environmental norms. The sustainability of this project is guarded by several considerations from planning phases to design, construction and during its use throughout its lifetime. In addition to that the project respects its specific context. Different projects in different areas should pay attention to their historic, physical and social contexts and be an addition to the cultural and environmental fabric, enhancing the community while respecting its heritage and values.
The underlining statement is that the project must adopt, in all cases, flexible multifunctional solutions and must follow a practical phasing up plan. Tenants should be preselected and only upon expressing their willingness and adherence to the project agreement. This means that they be well briefed before they sign a document assuring their commitment to co-housing norms, contribution to the pre-financing and management plan and willingness to own some or all of the investment facilities. These facilities, while serving the community within the compound, may also provide services to neighbouring communities, thus maximizing their investment returns.
General Description of the Project
Face One developed a housing project targeting skilled workers, students, young professionals and growing modern families. Its concept is based on a number of currently prevailing notions, namely sharing economy, minimalism, multi-purpose furniture and co-housing.
The project is intended to provide mixed, multi-choice, compact but highly efficient, accommodation for these categories. It, therefore includes capsules for workers and students, studio flats for childless families and larger flats for families with kids and relatives. Though all units are designed as compact areas, shortage of private living space is compensated by the use of multipurpose furniture and the abundance of communal facilities and open spaces.
What makes the project different, in addition to its planning and architectural features, is that each specific housing compound results from a collective agreement of tenants who commit to sharing their material, intellectual and professional resources and capabilities, in addition to collectively administering the compound. As owners, they may be able to contribute to financing the project by paying installments scheduled with the progress of work. They may decide on planning and design issues and prioritize the facilities to be included and scheduled with the project plan. They later take responsibility of operating the project, from general maintenance, expanding and enhancing as well as benefiting from the employment and investment opportunities offered and concessional prices of rents and commodities. Life in the compound thus aspires to a very supportive, active and rich experience.
Closing Statement
Innovative, sustainable, and community-driven, this housing project redefines modern living by fostering shared resources, multifunctional spaces, and economic empowerment. By embracing flexibility and environmental responsibility, it not only enhances the quality of life for its residents but also contributes to the broader social and economic fabric.
